Hello,
I have taken my old Grid theme and revamped it.
Now I feel it is one of the nicest looking responsive free theme available on this forum.
 
Not a lot of features because  you will want to change it to your preference anyway.
Does have:
category icons.
Terms, category, State, City, Min/Max price in search bar.
Ads by City in sidebar.
More.

 Though there will be some that can and likely will find areas that can be better, this theme would make a good basis for modifying to your needs.

I've updated this Theme.
Already one of the nicest looking FREE themes out there but now more features.
 
Has 6 layout/Color choices changeable in Admin. can only post 4 screenshots so see all the choices on the site.
Neater, nicer looking boxes and buttons.
 
Some may dislike the style but then again they likley dislike anything that is as modern as this theme.
